Construction in Northern Cyprus

Many people believe that building their own home in the sun is just a dream but our company can make that dream come true. Our Cypriot, family-run business and British team have over 15 years experience in doing just that.

Building your own home is stressful enough, never mind building it in a foreign country! As you can imagine, there are a great many construction companies in Northern Cyprus who claim to have experience in building villas, but with us you can relax. We offer a stress-free, personal service and we ensure we are with you all the way, from start to finish; from the moment you purchase the land to the day we hand over your front door key we will guide you step by step.

All our building projects are individually designed by you, the customer.  

We know how difficult it can be for our clients, many of whom live abroad, to oversee the building process. Unlike the UK, there are no building inspectors in Northern Cyprus so we ensure our plans are drawn to exacting standards and we guarantee the completion of your property within a fixed timescale and at a pre-agreed price. We offer regular visual updates by taking photographs of your project and will send these to you via email, with comments, so that you will have a full record of the build as it happens.

RECENTLY CONSTRUCTED PROPERTIES

Once your villa is complete, you may decide that you are not ready to move to Northern Cyprus on a permanent basis, if this is the case, we offer an in-house property management service. Should you wish your villa to be managed in a professional manner in your absence or you would like to rent it, we can help. We will look after your property as if it were our own, ensuring that bills are paid, regular checks are made and any essential maintenance is carried out. We can also help with finding tenants for your property.

Any other help you might require to guide you thought the process of importation of goods, vehicle registration, immigration permits or driving licenses, can be provided. We can also offer advice on legal and accountancy needs such as pensions, investment and other banking needs.

CONSTRUCTING YOUR OWN VILLA

You can construct your own villa in a few simple steps:

  1. Decide on the location and we will find a plot of land to meet your needs. Consider whether you want ‘something special’, particular views or whether you would like to have your villa built in a particular village. Land is measured in dönüms, each dönüm being equal to 1,338 square metres or approximately 1/3 of an acre.
  2. Once you have found what you want, a contract should be drawn up by a lawyer between yourselves and us. Payment for the agreed price for the land purchase should be made at this time. 
  3. The contract is then lodged with the Land Registry Office and the land will be registered in your name.
  4. Decide on the style of house you would like and we will take you to our architect who will prepare detailed drawings for your approval. Once these are complete, approval must be sought from the City Planning Office. Once approval is given construction can begin.
  5. A second contract would be drawn up by a lawyer between yourselves and us, which would set out specific terms for the construction, for instance, specifications, payment schedule, completion date.
  6. Depending on the size of the villa, construction can be completed in 12-15 months.
  7. Full updates will be given to you as construction progresses, with photographs and comments.

Construction regulations:

  1. Outside municipal boundaries there are restrictions regarding both the area that can be built on (generally, 20-25% of the land area) and the height of any construction (generally two storeys to a maximum of 25 ft). The Government have put these measures in place to conserve the natural beauty of Northern Cyprus.
  2. Once our engineers and architects have planned and designed your villa and you have agreed these, all drawings/plans must be approved by various Departments including the City Planning Office, Architect’s Department, Utilities Departments and various others.
  3. Once approval is given work on the property may commence.
