Many people believe building their own home is just a
dream, however our local company can make that dream come true. Our Cypriot family run
business and British team have over
15 years experience in doing just
that.
Building your own home is stressful enough, never mind
building it in a foreign country! Therefore we would like to think that we offer
a stress free service and are with you from start to finish. From the moment
you purchase the land to the day we hand over your front door key, we will guide
you step by step.
All our building projects are individually designed by
you, the customer.
As
you can imagine, there are a great deal of construction companies in the North
Cyprus who claim to have experience in building villas. We know how many of than
New difficult it can be
for our clients living abroad to oversee the building process. Unlike
Britain, there are no building inspectors. However, our plans are drawn to an exacting
standard and we will quarante the completion of your property within a
fixed time and pre-agreed price. When visiting our office, we will take you to visit villas previously built and introduce you to our British clients.

We can offer regular visual updates by taking
photographs of your project and send them to you with a commentary by e-mail.
Many of our clients build their villa but are
not yet ready to retire in Northern Cyprus, therefore we also offer an in-house
property management service. Should you wish your villa to be managed in a professional
manner or rent your property, we can offer these services if required.
Any other help you might require to guide you
thought the process of importation of goods, vehicle registration, immigration
permits or driving licenses, can be provided. We can also offer advice on legal
and accountancy needs such as pensions, investment and other banking needs.
 
You can construct your own villa in a few simple steps:
- Decide on the Location and we will find plot of land that
you like. You might want something special with particular views or in a
specific village.
- Once you have found what you want , the land
has to be transferred into your name. This is obtained by registering with
the land office and giving all the necessary information.
- Pay the price agreed. The land is now in
your name and the title deed belongs to you.
- If you want to build right away, you must
apply for building permission to build. There must be plans drawn and these have to
be approved.
- once plans are approved, you are free to
start constructions. We make a contract with your lawyer, setting specific
terms e.g. completion date.
- Depending on the size of the villa,
construction can be completed between 6-8 months.
- If you are residing abroad when construction
is taking place, we will send pictures and a regular commentary by e-mail.
The procedure above may seem too slow for
some people. However we can accelerate the process and this seems take the most

Construction regulations:
- outside the municipal boundaries, there are
restrictions, on the area that one can build on (20% of the land
area), and a height restrictions of two storey. This is a good example of
how the government is thinking about the future and not spoiling the
beauty of Cyprus.
- Once our engineers and architects have
planned and designed your villa and lodged the plans with the District
office, work may commerce.
- Normally land is measured in donums 1 donum= 1388 square
meters, 3 donums = 1 acre.
